What Are Fascias and Soffits — and When Should You Replace Them?

Most homeowners don't give their fascias and soffits a second thought — until something goes wrong. Blocked gutters, damp patches on ceilings, or noticing the boards look cracked and rotten. By then, the damage has usually been building up for years.

Here's a plain English explanation of what fascias and soffits actually do, how long they last, and the warning signs that tell you it's time to replace them.

What Are Fascias?

The fascia is the long, straight board that runs along the lower edge of the roof, just below the tiles. It's fixed directly to the roof rafters and carries the guttering. Beyond holding the gutters in place, the fascia also seals the end of the roof structure, preventing rain, wind and pests from getting into the roof space.

What Are Soffits?

The soffit is the board that sits horizontally underneath the fascia, bridging the gap between the fascia and the outer wall of the house. It covers the underside of the roof overhang — the eaves — and often has small ventilation holes to allow air to flow into the roof space, which prevents condensation and damp.

How Long Do They Last?

Traditional timber fascias and soffits typically last between 15 and 25 years, depending on how well they've been maintained and the conditions they've been exposed to. Timber requires regular painting to protect it from moisture — if that maintenance slips, rot can set in much sooner.

Modern uPVC fascias and soffits, by contrast, are essentially maintenance free. They don't need painting, won't rot, and can last 40 years or more. Once they're on, you can forget about them.

  • Visible rot, cracking or splitting on timber boards
  • Paint peeling repeatedly despite regular repainting
  • Gutters pulling away from the fascia — a sign the wood behind is soft
  • Damp patches appearing on ceilings near the eaves
  • Birds or insects getting into the roof space via gaps in the soffit
  • Moss and algae growing on the boards
